It’s unlikely that you would want to pull your own teeth, represent yourself in court or draw up the plans to build a new house and yet when it comes to making what is often the largest individual purchases of their life over 95% of home buyers do it themselves. 

Last year over 700,000 people retained an estate agent to help them sell their house but fewer than 12,000 asked for help when it came to buying a new one.

From the very first act of registering with an estate agent most people will explain why they are moving, how much they have to spend, when they want to move by and who might be able to help if they need a little extra for the right thing. They explain all this to the sellers’ representative - the Estate Agent!

Many houses are openly marketed, advertised on the internet or have a ‘for sale’ sign outside but there are some which are only available if the right buyer comes along. You can’t find these in Google.

Once you’ve found the right house most people then negotiate with the estate agent, someone who ‘deals’ for a living; someone who already knows what your limits and motivations are having shown you half a dozen properties. Just knowing not to make the first bid could save you £5,000!

They can seek out properties in London and in the country that aren’t on the open market, review those that are and provide discretion for people who would rather not have their private business dragged through the press. They are there to do the best deal for the buyer. They charge a fee based on the saving that you make.

In the first half of 2009 buying agents had been agreeing sales at between 25% and 30% below asking price and in some cases more. Nationally, the gap between asking prices and what homes are sold for has widened from £28,000 to over £66,000 today. Now more than ever, there are great deals to be done. If you think you can find the right house, negotiate the best terms and deal with the inevitable stress that makes moving home one of the top three most traumatic events in your life then you don’t need help.
